MHIA Insurance was established in 1990 with the intent to create a specialised policy for people residing in manufactured home estates. At the time there was little knowledge of what a manufactured home was and people who owned manufactured homes were having trouble finding insurers who would offer insurance for them.
In the early days the common terminology used to describe homes in caravan parks or home parks was “manufactured home estates”. Manufactured home estates is a term that is rarely used today in describing these villages. The most common term used today is “land lease communities”, however they are also referred to as lifestyle communities, home parks, mobile home parks, manufactured home estates, and caravan parks.
As time has progressed and legislation has changed between different states, as has the types of land lease communities. Previously “manufactured homes” were all manufactured offsite and delivered to home parks in several components and put together onsite. While this still may be the case in some instances, a lot of homes are now constructed at the home site.
MHIA created a solution by producing a bespoke policy for people residing in land lease communities in 1990 and has continued to develop and make changes to the policy which differs from a standard residential block policy. As a result of the tailored policy, MHIA is one of the leading insurers in the land lease community industry.
Over the last 30 years there has been a continued growth in the land lease industry with a number of caravan parks been sold or converted into land lease communities. Greenland has also been purchased by developers to create new land lease communities. There are approximately 900 land lease communities across Australia with over 70,000 Australians residing in land lease communities.
